Brickyard Plantation Homes For Sale: Comparing 2014 to 2015 Homes Stats

Today I am looking at the Charleston MLS for the latest stats for Brickyard Plantation homes for sale stats.

Yesterday I posted an infographic looking at the 2015 YTD stats compared to 2014 averages for Brickyard Plantation. Here is a breakdown and closer look into the numbers.

First, a look at Closed Sales:

For February, there were 3 Closed Sales, up from 1 in January. Last January saw  2 Closed Sales, and then 5 in February.

So far in 2015, there have been 4 Closed Sales in Brickyard Plantation. For the same period in 2014 there were 8.

Next, a look at the Average Price Per Square Foot:

That number is also down in 2015. In January, it was $194/sq ft, and in February it was $179/sq ft. For this time period in 2014 it was $160.93/sq ft. YTD in 2015 it is up to $182.59/sq ft.

The Average Price Per Square Foot for 2014 overall was $171.85.

Here is the Average Days On The Market (DOM):

In January, Brickyard Plantation homes for sale averaged 4 DOM. In February it is up to 58.

Of course, the January number is for only 1 home sold, although looking at the graph you can see some months in 2014 saw low Average DOM numbers.

For 2015 (so far), the Average DOM in Brickyard Plantation is 44. For the same period in 2014, it was 69 DOM.  For 2014 overall, the Average DOM was 42.

So, with the Average Price Per Square Foot up, how are home values doing? Here is a look at the Average Sales Price:

After dipping towards the end of 2014, the Average Sales Price started an upward trend so far in 2015.

In December, the Average Sales Price in Brickyard Plantation was $409,125. In January it was $447,412 and February $461,667.

The Average Sales Price so far in 2015 is $458,103. That is slightly under the same time period for 2014, which saw an Average Sales Price of $458,838.

The Average for 2014 overall was $478,382.

Finally, a look at the Months Supply of Inventory:

In January, there was a 2.2 Months Supply of Brickyard Plantation homes for sale, and that increased slightly in February to 2.4. 

That is right about at the Average Months Supply for Brickyard Plantation in 2014, which was 2.2 Months.

That is slightly above the Average Months Supply for the same time frame in 2014, which was 1.73 Months Supply.

So, after all of that, how is the market for Brickyard Plantation?

If you simply want to compare the numbers for 2015 so far to the averages of 2014, here is a simple summary:

Average Days On The Market: Up slightly (44 DOM vs. 42 DOM)

Average Price Per Square Foot: Up ($182.59/sq ft vs. $171.85/sq ft)

Average Sales Price: Down ($458,103 vs. $478,382)

So far, 2015 is also behind 2014’s pace of homes sold–4 so far in 2015 compared to 8 sold during the same period in 2014.

But, as always, it is important to dig deeper to see the bigger picture.

There are currently 8 homes under contract in Brickyard Plantation. Here are the averages for those homes:

Average Price Per Square Foot: $195.76/sq ft*

Days On The Market: 58

Average List Price: $500,850*

*Keep in mind that we will not know what prices these homes are under contract for until after the close. It is possible that some of these homes may not close.

However, these numbers look promising, and it would seem to indicate things are doing well for Brickyard Plantation homes for sale.

The only discouraging number is DOM, but then 58 is not too far off of the 2014 Average DOM (42), the Average 2015 DOM (44), and better than 2014 YTD (69 DOM).

It is also encouraging to see that the Average Months Supply peaked at 3.7 Months in September 2014–the previous highest month was July 2012 at 5 Months Supply. So, Brickyard Plantation has been and continues to be in a Sellers Market.

Brickyard Plantation seems to be experiencing what is happening across the country–high demand for homes, but limited inventory.

Currently, there are 11 Brickyard Plantation homes for sale. They average 99 DOM. They also average $190.41/sq ft. Both numbers are above the 2014 Averages.

Here is a quick rundown on the Days On The Market for these houses: 5,9,10,36,59,64,104,174,181,212,237.

Keep in mind that the Average DOM so far in 2015 is 44. This indicates that there are homes that were priced wrong from the start (overpriced), and have been chasing the market.

While demand is high for houses, buyers aren’t overpaying.

Another possible factor could be the buyers in Mt Pleasant. They are mostly looking for a home that has upgrades and is in like new condition.

However, while not everyone wants to buy a house that might need a little cosmetics, the bottom line always comes back to price.
