Technology can be a great asset when marketing a home, and it really makes sense when you realize that over 90% of home buyers use the internet for their home search (that’s according to the National Association of Realtors). However, not all agents use this technology when it comes to marketing their listings.
I focus on targeting the internet because that is where the buyers are. I also utilize techniques that many agents simply do not understand and/or do not use. For instance, in this digital age, only 3% of agents will do a virtual tour. Only 1% of those agents do an actual walking/video tour.
This is despite the fact that both buyers and sellers love video tours. Plus, buyers spend more time online viewing listings with virtual tours and prefer the walking tour format–the old, outdated method of simply creating a slideshow of photos turns buyers off. Even worse is the panorama tour–the one where the camera slowly pans from one side of the room to the other.
But it can also be something simple–such as MLS pictures. Our MLS allows up to 25 pictures, but many agents still will only post 2 or 3. When viewing online listings, buyers spend more time and are more responsive to the listings that have multiple pictures.
