Park West has been one of the most popular neighborhoods in Mt Pleasant SC over the last few years–if it wasn’t the top selling neighborhood, it was number two. There are many reasons that Park West Mt Pleasant SC is so popular.

For one, Mt Pleasant is a very popular moving destination within the greater Charleston SC real estate market. Park West is within minutes to Wando High School, and both Cario Elementary and Pinckney Middle schools are located within the neighborhood, so kids can walk to school.

There are also retail shopping centers at the front of the neighborhood, offering a grocery store, restaurants, bars, and specialty service shops. Within the neighborhood are commercial buildings, allowing for many residents a short, easy commute to the office.

Park West Mt Pleasant SC is located on Highway 17, and there is also an entrance on Highway 41. I-526 is a short drive away, allowing for access to I-26 and the Charleston International Airport. Park West Mt Pleasant SC is minutes away from the beaches, and about 20-25 minutes from Historical Downtown Charleston. The new Roper St. Francis Hospital is also just a mile or two up Highway 17.

Park West Mt Pleasant SC has miles of sidewalks, and there is East Shore Athletic Club and the Town of Mt Pleasant Recreation Center located within Park West.

Another attractive feature to Park West Mt Pleasant SC is the variety of homes available. There are condos, duplex townhomes, traditional to luxury townhomes, starter single family homes, move up homes, 55+ adult community to waterfront mansions and custom homes.

Here is a look and breakdown of the sales numbers for Park West Mt Pleasant SC. Looking at yearly sales, home sales have remained steady. For 2012, there were 238 sales, 239 in 2013, and so far in 2014 there have been 148 sales (this includes condos, townhomes, and single family homes).

Based on projections, the final sales numbers for 2014 look to be 222 total sold, which would be a slight dip from previous years. However, home values have increased over that time period.

The median home value for Park West Mt Pleasant SC in 2012 was $253,000. That number increased to $287,000 in 2013, and so far in 2014 that number is $303,500. That is an increase of 20% over three years!

Currently, there are 10 Pending sales in Park West Mt Pleasant SC, with another 40 homes under contract. Based on current year-to-date sold numbers, we are on pace for another 74 home sales to hit the projected222 sales overall for 2014. 

There are currently 78 homes on the market in Park West Mt Pleasant SC, so it will be interesting to watch how the numbers play out–if we hit the projected numbers, or end up higher.

Another interesting thing to keep an eye on is the monthly sales. So far in 2014, the number of sold homes in Park West Mt Pleasant SC have increased each month, except for a dip in April.

It will be interesting to see if this continues, or if we hit a summertime peak. With just a couple days left in this month, plus with the Labor Day Holiday weekend upon us, we are just short of the sales numbers for July.
