Tanner Plantation Homes For Sale Stats

If you are looking at buying a home in Tanner Plantation, here are the latest stats from the Charleston MLS. First, a look at Closed Sales:

After a slight dip in February (13 Closed Sales), Closed Sales in March matched the total in January–16. That is also above the 11 Closed Sales in March of 2014.

Here is a look at Pending Sales, an indicator of future Closed Sales:

That number dropped slightly from February, going from 18 to 16. Last March there were 10 Pending Sales.

Next, a look at the Average Sales Price:

That number shot up in March, from $225,845 in February to $263,291. That is also above last March, which saw an Average Sales Price of $231,211.

Here is a look at the Average Days On The Market (DOM):

That number has been pretty stable so far for 2015, but it did drop slightly in March. In February it was 72 DOM, in March it was 68 DOM. This time last year it was 30 DOM.

Finally, a look at the Months Supply Of Inventory:

Like most of the Charleston SC real estate market, that number has been on the decline. In February it was 1.6 Months, and in March it is down to 1.2 Months. Last March it was 4.3 Months.

That is a very low number, and reflective of what is going on in the real estate market both nationally and locally: high buyer demand, and not enough inventory.

By definition, Tanner Plantation is in a sellers market. And a pretty hot one at that.

For all of 2014, there were 142 Closed Sales in Tanner Plantation. The Average Sales Price was $243,387 and the Average DOM was 49.

So far in 2015, there have been 45 Closed Sales. The Average Sales Price is $243,773 and the Average DOM is 72.

There are 2 Pending Sales currently, as well as 29 more homes under contract. If the current sales pace continues, the number of Closed Sales in 2015 will exceed 2014 by nearly 30 homes.

Here is a look at total Closed Sales for the last 3 years–this is a year-to-year comparison, or March to March:

That is  21.8% increase in sales over this time last year! However, home values haven’t changed much over that period, right now they are down slightly:

That number is down 2.9%. However, keep in mind that the Average Sales Price for 2014 was $243,387. For March, the Average Sales Price in Tanner Plantation is $263,291, and for 2015 (YTD) the Average Sales Price is also above 2014 at $243,773.

As I mentioned earlier, demand is far exceeding supply and that is the case in Tanner Plantation. There are currently 17 homes listed for sale, and there were 12 new listings in March. January saw 20 new listings, February only 9.

The number of Tanner Plantation homes for sale over the last year is interesting to see:

Back in August we saw the most Tanner Plantation homes for sale in years–58. That number has steadily dropped, showing the demand that is out there.
